Role: DIRECTOR OF PROJECTS
Responsibilities and Roles
- From conception to completion, oversee the planning and design of all aspects of the company’s projects.
- Create detailed project plans, including timeframes, budgets, and resource allocation, by defining project objectives and scope, defining deliverables, and establishing milestones.
- Create rules and procedures for quality and control standards, risk management, and third-party interactions to protect the company’s projects.
- Assemble and manage project teams, including architects, contractors, engineers, and other stakeholders, by supervising and coordinating team members’ actions to guarantee the seamless execution of the project.
- Contracts with vendors and other professionals must be negotiated and renegotiated as changes occur.
- Create and manage project budgets, tracking expenses, and ensuring that projects stay within budgetary restrictions by discovering cost-cutting options and making spending decisions;
- Identify potential hazards that could jeopardize the success of the company’s projects and develop ways to reduce such risks.
- Obtain the essential permissions, licenses, and approvals from appropriate authorities to ensure that the company conforms with local construction rules, zoning restrictions, and other legal requirements.
- Select and recruit contractors, suppliers, and vendors for various components of the project, and manage relationships with these organizations to ensure quality and time-line objectives are met.
- Maintain regular updates and reports to stakeholders on project progress, difficulties, and accomplishments, and hold meetings with clients, investors, and other important stakeholders as appropriate.
- Implement quality control methods to guarantee that work meets or exceeds industry requirements to monitor and maintain quality standards throughout projects.
- Maintain accurate and current project paperwork, including contracts, change orders, and other critical project records.
- Conduct post-project evaluations to evaluate project performance, identify areas for improvement, and incorporate learnings into future initiatives.
Required Qualifications or Experience
A must-have
- Maturity in dealing with and managing a diverse workforce; ability to adapt to the ever-changing needs and requirements of the property business
- Excellent communication and leadership abilities.
- Unusual problem-solving and decision-making abilities, as well as the capacity to analyze situations and make informed conclusions;
- Capability to handle many projects concurrently and collaborate with multiple stakeholders to produce successful project outcomes;
- Have property/real estate industry knowledge to comprehend the unique characteristics and problems of the business while creating strategies for implementation.
Qualifications
- A Master’s degree in project management, business administration, engineering, construction management, or a closely related discipline is required.
- A demonstrated track record of professional advancement in project management to satisfy KPIs, three (3) of which must be at the senior management level,
- A demonstrated understanding of project management tools and software such as Microsoft Project, Jira, Trello, or Asana would be advantageous.
- A recognized Project Management Professional Association member
