Company Overview:

We are a renowned real estate development business that specializes in both commercial and residential developments throughout Ghana. Our most recent initiative involves the development of a contemporary, upscale gated community in the central region. We are looking for a motivated and experienced Construction Manager to oversee the project from start to finish.

Job Summary:

The Construction Manager will be in charge of supervising all on-site construction activities, ensuring that the project is finished on schedule, within budget, and with the highest quality standards. This position demands strong leadership, great communication skills, and a thorough understanding of construction management principles.

Key Responsibilities

Project Planning and Coordination:

• Create thorough project plans and timetables in conjunction with architects, engineers, and other stakeholders.
• Coordinate and oversee all on-site construction activities to ensure they are following project plans and requirements.
• Monitor project progress and change as needed to meet deadlines and financial limits.

Team Supervision and Management:

•  Manage and supervise a team of subcontractors, construction workers, and site engineers.
• Ensure that all team members follow safety regulations and building requirements.
• Hold regular site meetings to monitor progress, handle difficulties, and guarantee clear communication among all stakeholders.

Quality Control and Safety:

•  Implement and enforce quality control methods to maintain high construction standards.
• Conduct regular site inspections to detect and address any safety or quality concerns.
• Comply with local building codes, regulations, and health and safety standards.

Budget Management:

• Manage project budgets by tracking spending, authorizing invoices, and reporting on financial performance.
• Identify cost-cutting opportunities without sacrificing quality.

Client and Stakeholder Liaison:

•  Serve as the primary point of contact for clients, responding to their issues and providing regular project updates.
• Communicate with local authorities, suppliers, and other stakeholders to ensure a seamless project execution.

Qualifications:

•  A bachelor’s degree in construction management, engineering, or a closely related discipline.
• A minimum of 5 years of construction management experience is required, along with a track record of successfully managing residential projects.
• In-depth knowledge of Ghana’s construction methods, materials, and legal regulations.
• Excellent leadership and team management skills.
• Excellent problem-solving skills and attention to detail.
• Proficient with project management software and tools.
• Excellent communication and interpersonal abilities.

Preferred qualifications:

• Professional qualification in construction management or a related discipline.
• Experience with gated communities or comparable residential developments.
• Proficiency in using AutoCAD, MS Project, or other construction management software.
