POSITION: Luxury Real Estate Sales Manager 

Job Description

Our client is a household name in the construction, hospitality, and resort industries, renowned for creating great visitor experiences. This position includes creating and implementing sales strategies, generating briefings, and overseeing all sales activities.

Our client is building a 12-story premium quality residential building with 52 dwelling units of varying sizes and related facilities such as a fitness center, spa, swimming pool, parking, and a full-service package for residents that meets the expectations of owners looking for exceptional and indulgent services tailored to their specific requirements.

This strategically located condominium offers a secure and quiet home in Accra’s dynamic modern metropolis while also providing the greatest level of refinement and culture.

They want to launch a full sales and marketing effort as soon as feasible, to sell all available units during the building’s development. Construction will begin in the third quarter of 2024, with completion scheduled for December 2026.

To that end, we are looking for a seasoned manager to be based in Accra, Ghana, and report directly to the Managing Director.

Key Duties and Responsibilities

As part of the senior project team, you are accountable for:

  • Assisting employer with sales proposal generation, project brief preparation, sales cycle management, and budget development based on market input.
  • Drafting leases, making milestone payments, and updating buyers on building progress based on the initial program.
  • Working with external counsel to review contracts and revise drafts as needed.
  • Coordinating with the construction team to include buyer-specific requirements and adhere to agreed-upon specifications during construction.
  • Monthly reporting to the Managing Director on personal and channel partner performance, including campaign analysis, target and competition status, and booking validation with post-sales assistance and coordination.
  • Created and implemented strategic marketing and sales plans to meet business goals for products and services.
  • Successfully sold all available units through effective advertising, promotional tours, legal documents, leasing agreements, and enforced terms.
  • Promote the project through marketing initiatives, such as press releases, media representation, and social media presence at both property and corporate levels.
  • Expertise in sales-related legal documentation and property administration, including managing social media profiles.
  • Maintaining accurate information on the corporate website and creating promotional landing pages to track marketing effectiveness.
  • Providing recommendations for people to follow procedures and monitor project deliverables.
  • Managed sales and marketing efforts, including market research, presentations, trend analysis, and promotional events.
  • Looking to reduce marketing expenses.

Requirements

  • Previous experience in a similar or equivalent function.
  • Sales experience, preferably in luxury real estate, hospitality, or resort industry.
  • Required qualifications include a suitable degree in land or property management from an authorized institution or college, as well as membership in a professional body, such as a chartered property surveyor.
  • Experience with branded real estate properties in the luxury hospitality market is beneficial.
  • Expert knowledge of Ghana’s premium real estate market.
  • Establishing strong connections with the Ghanaian diaspora in the US and UK, as well as important markets in West Africa like Nigeria, will be extremely beneficial.
  • Proven expertise in creating and implementing sales strategies, budget management, brand promotion, and campaign efforts.
  • Strong computer abilities and fluency in English.
  • Demonstrates strong leadership and interpersonal abilities to effectively interact with varied clients.

Interview Process

  • Schedule a Google Meet call with a recruiter.
  • Conduct video interviews with the client.
  • Invitation to a video interview based on performance relative to other applicants.
  • Conduct an in-person interview at the work location in Accra, or another agreed-upon place.

Your response must include specifics about your expertise and success in developing, promoting, and sustaining the following critical requirements:

  • Company brand.
  • Effectively coordinate sales with channel partners, including sales agents, using established protocols.
  • Effective strategies and approaches for communicating your employer’s brand message.
  • Successfully trained Channel Partner members and provided regular project updates to partners.
  • Collaborating with third parties, such as lawyers and journalists, to increase project visibility.

Compensation Package

The remuneration plan includes a competitive base salary commensurate with your expertise, a performance or success-based incentive, relocation assistance for those outside of Ghana, and full company benefits.
